We have been appointed to undertake a feasibility study and prepare designs for the conversion of a former agricultural barn in South Norfolk.
This project reimagines an existing agricultural barn as a highly contemporary rural home, delivered within the framework of Class Q permitted development rights. Working with the building’s original steel frame and proportions, the design elevates a once utilitarian structure into a refined, light-filled dwelling that responds sensitively to its landscape while showcasing bold modern detailing.
From the outset, the aim was to retain the honest simplicity of the original barn form while introducing a new architectural identity suitable for residential use. The upper section of the building is wrapped in dark metal cladding, chosen for its crisp lines, longevity, and its ability to subtly reference the site’s agricultural past. The metal skin gives the building a strong linear profile and ensures the converted barn sits confidently within its rural surroundings.
At ground level, the introduction of composite cladding brings warmth, texture, and human scale to the façade. This material contrast helps visually anchor the building, providing a clear distinction between the retained agricultural character and the newly introduced residential elements. The composite system also delivers excellent durability and low maintenance—an important consideration for homes located in exposed countryside settings.
To enhance natural light and strengthen the connection between inside and out, the design incorporates large-format glazing positioned precisely to frame key views and maximise solar gain. Full-height openings on the main elevation allow the landscape to become an extension of the living spaces, creating a strong sense of openness and wellbeing. The glazing strategy also meets Class Q requirements by working with the existing structural frame, preserving the barn’s form while upgrading its performance and liveability.
Internally, the layout has been reconfigured to make efficient use of the barn’s generous floorplate. Contemporary finishes, clean lines, and a restrained palette allow the architecture to take centre stage, with the exposed structure subtly celebrated where possible.
Operating within Class Q permitted development constraints required a thoughtful and strategic design approach. Careful coordination with structural, acoustic, and thermal requirements ensured that every intervention remained compliant while still delivering a design of high architectural quality. The result is a seamless blend of planning pragmatism and design ambition, proving that Class Q conversions can offer both creativity and performance when handled with care.
This contemporary barn conversion is a testament to the potential locked within underused agricultural buildings. Through sensitive transformation, robust material choices and a clear architectural vision, the project demonstrates how rural structures can be repurposed to create exceptional modern homes that respect their origin while embracing a new future.
